Forgot to add with nvdia:440 driver everything seemed to work great.

The cuda bundled driver doesn’t include the 32bit compat libs which are needed to run Steam and 32bit games.

Any user addressable resolution you could recommend boss, I have to learn cuda but need witcher as well 😅😅

Then you should rather downgrade to cuda 10.2. Please remove all nvidia and cuda packages, then install the 440 driver from Ubuntu repo. Afterwards, download and add the cuda 10.2 package/repo but instead of installing ‘cuda’ install just the toolkit:
sudo apt install cuda-toolkit-10-2
