Strange material behaviour on KitBash assets:

That looks like a complex multi layer material or a multi layer usd object. It could have a diffuse layer plus a glossy layer. The realtime renderer is struggling with planar interference at a certain distance. The path tracer can handle the more complex material. Try stripping away the top layer and just have one layer.
